Dear Guillermo,

As you know, early this year I decided to sell my house. The market was pretty hot, mortgage interest rates were low and I had an attractive job offer out-of-state. I decided to consult with a few realtors before listing the property to get a feel for the market. I eventually chose a neighbor to represent me, a real estate agent who convinced me that she could quickly sell my house for top dollar. I figured she could easily and efficiently show my house since she only lived four doors down my street, and she was willing to take a discounted commission so I would conceivably receive a larger profit when the deal was done. It all sounded great. Unfortunately, after 69 days listed with her, including two Open Houses (with small attendance) and a couple of Broker Tours (that no brokers showed up for), there were no offers so I terminated the listing with her. That was when things turned around for me.

You spotted my listing on the MLS. You noticed that the listing was cancelled but the house was not pending sale. You sent me emails that introduced yourself, offering your website resources. Then you called me on the phone. I told you that I was considering putting the house on the market as For Sale By Owner and you did not discourage me, offering to meet with me and provide me if with a current market analysis. After meeting with you it was clear that you had a completely different approach to marketing my house than my previous realtor and also offered many more resources than I could possibly come up with on my own. I explained my needs in detail and you listened. You agreed to a plan that conformed to those needs. I signed a contract with you at that first meeting, and I am so glad I did.

Your confidence was always contagious, which kept me motivated. I followed your every instruction and suggestion, moving all excess belongings into the garage out of sight and hiring professional housecleaners and gardeners to make my house show at its best. You were certain we would have no trouble getting multiple offers on the property once it was in tip-top shape. Your sign and flyers attracted a fair amount of drive-by interest and we also had a well-attended Open House. .

A week and a half after listing with you, I was in your office looking at five offers, with three of them looking pretty solid. Through tactful negotiations, you helped bid the price up to thousands of dollars over the asking price and we closed the deal. I am so relieved that your strategies and efforts worked and we achieved the sale price that I was hoping for.

You were a real pleasure to work with. I would recommend you with no hesitation to anyone seeking to sell their home.
